Custom homes,
built to the standard we run projects at.
Ground up residences, architecturally led renovations and owner builder project management across the Lower Mainland, from the team that runs our multi-family work.
You are trusting someone with the house you will live in. Ask them what happens in year six.

BC Legacy is a HAVAN and Canadian Home Builders Association member, BBB accredited, and builds under BC 2-5-10 home warranty with coverage through WBI Home Warranty on select projects. The ten year structural coverage is only worth something if the builder is still here.
Get in touchProject management discipline, applied to a house
Custom homes go wrong for the same reasons buildings do: unclear scope, unmanaged consultants, decisions made late and then priced twice. The difference is that on a house those failures happen in your living room.
We run a home with the same schedule and cost control we run a 6 storey condo building with. Most custom builders have never had to. That is the whole argument for hiring us instead.

Warranty and credentials you can verify before you sign
Membership of HAVAN and the CHBA, BBB accreditation, and third party home warranty coverage on new residential work. Two years on labour and materials, five on the envelope, ten on structure.
Ask any builder you are considering for their warranty provider and their standing with it. It is a two minute conversation and it tells you most of what you need to know about whether they will answer the phone in year six.
Ask about our coverage
Discretion is the default, not an upgrade
Client names and project detail stay private unless you tell us otherwise. The portfolio shows neighbourhood level locations only, and full walkthroughs happen under NDA during consultation.
If you are building at a level where you would rather your address were not a marketing asset, that is the normal arrangement here rather than a favour.

Three ways to engage.
From ground up homes through architecturally sensitive renovations to advisory for owners building their own.
Custom home construction
New construction of architecturally designed homes, from roughly 4,000 square feet to estate scale. Full delivery from site works through finishing, under warranty coverage.
Architectural renovations
Whole home renovations, additions and major remodels, including heritage sensitive work where the permitting allows it. Structural, envelope and interior scope under one contract.
Owner builder project management
Project management for owners building their own home, applying the same owner’s representation discipline we use on commercial work: consultant coordination, procurement, cost control and site oversight without holding the prime.
Tell us about the house.
The lot, the brief, where you are in the process. Everything you send is treated as confidential, and we reply within one business day.
Custom homes, answered.
What does BC 2-5-10 home warranty actually cover?
Two years of coverage on labour and materials, five years on the building envelope including water penetration, and ten years on structural defects. It is mandatory third party insurance on most new home construction in British Columbia, purchased by the builder and following the home rather than the owner, so it survives a sale within the coverage period.
Can you work with an architect I have already appointed?
Yes, and it is common. Where the architect is already engaged we work into the existing team. Where one has not been chosen we can advise on selection and scope, which is often worth doing before the design contract is signed rather than after.
Can I be the owner builder and still use you?
Yes. Owner builder project management is a defined engagement: we manage consultants, procurement, budget and site while you remain the builder of record. It is worth understanding the obligations and warranty implications that come with owner builder status in British Columbia before choosing that route, and we will walk through them with you before you commit to a contract.
How long does a custom home take to build?
Design and permitting usually takes longer than construction and is far more variable, because it depends on the municipality, the complexity of the site and how quickly decisions get made. Construction on a substantial custom home is typically measured in the range of twelve to eighteen months. Any builder giving you a confident total before seeing the lot and the drawings is guessing.
Do you take on renovations, or only new builds?
Both. Whole home renovations, additions and major remodels are core work, including heritage sensitive projects where permitting allows. Cosmetic and single room work is not a fit, because the level of oversight we carry costs more than that scope justifies.
Where do you build?
Metro Vancouver and the Fraser Valley. We take on work we can be on site for regularly, and we will say so if a location makes that unrealistic.
Building once.
Building right.
Custom engagements are individual, so the starting point is a conversation about the site, the brief and what finished looks like to you.
