What we built and how.
2121 E 33rd is a completed market rent construction project in East Vancouver, delivered by BC Legacy from foundation and structural framing through exterior envelope closure, premium interior finishes, and occupancy sign-off. Approval was secured ahead of the Province's Small-Scale Multi-Unit Housing (SSMUH) legislation, meaning every unit had to be earned through the City of Vancouver's own zoning and planning process rather than granted by right. That demanded working knowledge of the City's bylaws, development permit requirements, and rezoning path, alongside sustained coordination between City staff, the project's engineers, and every trade on site to hold approvals, schedule, and budget together. The completed building delivers purpose-built market rental housing to an established Vancouver neighbourhood, and the ownership group secured CMHC financing on the strength of that market rent program. Construction features energy-efficient envelope assemblies, acoustically engineered unit separations, secure underground parking, and landscaped private outdoor amenity space.
